Received a letter from us about your land?
Why we wrote, how we found you, what happens next and how to check us.
Why we wrote
Your land fitted a requirement we hold
We do not write to every field in a parish. We start with what a housebuilder or developer has asked us for: a place, a number of homes, a planning status. We read the local plan, the planning history and the public registers for that area and we write only to the owners of land that fits. The letter tells you which parts fitted. It does not tell you a value, because an honest value needs a conversation first.
How we found you
Public records, used as the law allows
The name and address of a registered landowner are public at HM Land Registry, which is where we obtained yours. We use it for one purpose: to write to you about this land. We do not sell it, share it or add you to any list. If you ask us not to write again we record that and stop. We tell you so in writing. How we handle your information.
What happens next
Two paths, both in your hands
If you reply
Iain telephones you at a time you choose. He listens more than he talks. No price is named on the first call. Within ten days you have a written note of what we found and whether we would like to go further.
If you do not
You will get two more short letters over the following months, each with something new, then nothing. We do not knock on doors and we do not telephone unannounced.
If you ask us to stop
Reply, email or call. Your name goes on our stop list the same day and you hear from us once more to confirm it. Then never again.
Check we are who we say
Three ways to be sure
- Companies House. The Land Buyer is a trading name of Hafan Homes Ltd, company number 12279066, incorporated in October 2019.
- Telephone. Ring 01600 887 811. If the person you reach does not know about your letter, it was not from us.
- The letter itself. Ours carries a reference, this web address and Iain's name. It never asks you to sign anything, pay anything or act by a date.

How to compare them
Village edge land attracts letters. Ask every writer the same four questions: who will buy at the end, who pays for planning, what happens if planning is refused and will you pay for my solicitor. Then compare the answers in writing. Ours are on one page. A guide to letters from developers in general is in the guides.
